Our mission is to become the largest and most loved letting agency in the UK, and then the world.

The process of renting, for both landlords and tenants, is manual, often demands physical presence and travel, and can leave both sides frustrated through lack of transparency.

The traditional brick-and-mortar High Street property letting agent model is broken, with poor customer service, high overheads, and fragmented and outdated software platforms.

Nowadays, in the age of Uber and Airbnb, tenants and landlords want a digital transparent service. In a growing £63bn lettings market there has never been a better time for disruption.

Accommodation.co.uk is an established hybrid letting agency, utilizing a network of self-employed local letting agents who operate from home and deliver a modern-day 5-star rental service

Accommodation.co.uk have created an integrated end-to end tech platform to digitise the renting process, resulting in proven low CAC and high long-term ARR. We believe this will enable fast growth and high profitability. It’s renting, made better.

We believe our unit economics will help turbo-charge our growth via lettings agency acquisitions

How does it work?

Accommodation.co.uk’s platform is a one-stop solution for both landlords and tenants.

For landlords:

Landlords can access a network of local freelance letting agents, who will:
- Arrange a professional property valuation
- Prepare marketing materials like professional photography
- Maximise renting advice
- Arrange open house and block viewings
- Organise tenant move in
- Oversee maintenance and renewals

Using the platform, landlords can also:

- List their property
- Access a network of advertising partners
- Arrange tenant referencing, the tenancy agreement and deposit registration

All in one place!

For tenants

Accommodation.co.uk’s platform takes all the admin of renting and puts it in one easy-to-use platform. Tenants can:
- Search for properties
- Arrange viewings and make an offer
Complete referencing and set up tenancy
- Arrange key collection!

Monetisation strategy

Our model aims to generate long-term recurring revenues by charging landlords service fees and cross-selling other services.

Lettings fees:

- Landlords are charged a let fee of £420 to £720 once we have successfully let the property.

Management fees:

- Management fees are on average 9% which is deducted from the rent collected each month.

Additional services:

- When moving tenants into a property, they can opt to add on electricity, water, and insurance in one simple click. We plan to expand our cross-selling opportunities to landlords with mortgage and insurance referrals.

Equity Offered

The equity offered is the percentage of the company’s shares being issued in return for the amount of investment raised.

When the amount raised is less than 100%, the equity offered is based on the target raise. Once the company has raised over 100% it is based on the total raised.

In some scenarios, entrepreneurs may accept additional direct investment after closing their Seedrs campaign. Provided this is within 6 months of the closing and on the same terms, we do not typically offer pre-emption rights on that extra investment (where you have the opportunity to invest again to maintain your percentage shareholding).

This shows if you are able to choose, when making an investment, that you be represented by, and your shareholding be managed by, the Seedrs nominee.

Custodian

If you invest in this Campaign, Seedrs will act as Custodian rather than provide our standard nominee service. This is due to the fact that the business is not directly involved in the share sale and Seedrs will not benefit from any rights under a shareholder agreement.
